The challenge To sell a high end custom built home in a market that was seeing some big price reductions, plenty of competition from "New Builds" (as it was located in a suburb still going through plenty of development) and the banking Royal Commission was also happening causing significantly tighter lending for would be buyers.
The solution An approach that was all about detail, patience and communication. The detail was covered with our comprehensive marketing and advertising offering with no short cuts taken. On top of our quality and comprehensive marketing we worked with the vendors to create a highly detailed information sheet outlining each and every detail that had gone into this custom build to show as much value as possible, the materials used, the technology, the specific brands and quality of each and every fitting. In this suburb there are plenty of big and beautiful homes but we needed to show the difference and this detailed sheet was provided to buyers who inspected the property.
End result was an exceptional sale price that took some genuine patience and communication with both vendors and buyers. Our buyer who was in a strong financial position but who had recently bought into a new business was being treated poorly by the big banks and the approval process took approximately 6 weeks. Cool heads were needed and almost daily communication to ensure everyone knew what was happening at every stage. Everyone around us (ourselves, the vendor and the purchaser) were saying it's not meant to be but patience and communication got it over the line so both young families could achieve their goals.
